Renting in Dubai
A practical guide to finding, checking and moving into a rental.

Work out the total cost
Compare the annual rent together with payment instalments, security deposit, agreed agency charges, utilities, cooling, internet, moving costs and building access arrangements. Ask which services are included and which are charged separately. Keep a reserve for set-up expenses.
Choose an area that works day to day
Use your commute and routine to narrow the search. Check parking, public transport, grocery access and building facilities. View the property in person where possible and ask about maintenance response, move-in rules and any planned building works.
Check the people and the property
Confirm the unit, landlord or authorised representative and the details shown in the proposed contract. Look at water pressure, air conditioning, appliances, doors and windows. Record the condition with dated photographs and a written inventory before occupation.
Read the contract and addendum
Discuss the rent, payment schedule, deposit arrangements, maintenance responsibilities and notice provisions. Check whether an addendum changes the main agreement. Ask for unclear terms to be explained and confirmed in writing before you sign.
Arrange the tenancy registration
DLD provides an Ejari registration and renewal service through its specified channels. Requirements vary by route; its current guidance lists the unified tenancy contract and relevant identity or representative information. Confirm who will handle the application and retain the registration certificate.
Plan renewals and move-out early
Keep reminders for your contract dates and correspondence. Before a proposed rent change, consult the relevant DLD rental guidance and the terms that apply to your situation. At move-out, document the property condition, settle agreed charges and request a written deposit reconciliation.
