Q1 2026: an official snapshot
Dubai Land Department reported AED 252 billion in real estate transactions across 60,303 transactions for the first quarter of 2026. These are broad transaction measures; they should not be presented as sales-only figures or an estimate of a particular property’s value.

Read the measures correctly
- Transaction value is not the same measure as a price index or rental yield.
- Keep sales, mortgages and gifts separate where the dataset distinguishes them.
- Compare the same period, geography, property type and registration basis.
- Check how off-plan registrations and completed-property sales are classified.
- Consider the number of observations before interpreting an average.
What to compare each quarter
Review activity by community and property type, the split between new and existing homes, and changes in the mix of properties sold. A higher total value can reflect more transactions, larger properties or a different mix, rather than uniform price growth.
Use the same quarter of the previous year for a seasonal comparison and show both the source date and period. This page is a curated snapshot, not an automatic data feed.
