Start with your weekly routine

Map the journeys you take most often: work, education, family, leisure and transport connections. A community that looks attractive on a weekend may work differently during a weekday commute. Visit at more than one time of day.

Compare like-for-like homes

Review size, layout, condition, parking and building facilities alongside price. A larger total area may include balconies or a layout that uses space differently. Ask to see the actual floor plan and explain how you intend to use the property.

Look beyond the brochure

Separate operating facilities from future plans. Walk the surrounding streets, check access and ask about construction nearby. Compare maintenance and common areas as well as the individual apartment or villa.

For investors: model the operating costs

Build your own income and cost assumptions. Consider vacancy, maintenance, management, service charges, finance and transaction costs. Test a lower-rent or longer-vacancy scenario rather than relying on a single projected return. Investment outcomes are uncertain.

Think about flexibility

Consider how the property might serve you if your work, family size or investment timetable changes. Discuss resale or rental demand using relevant evidence, while recognising that current interest does not guarantee a future exit.
