Start with the full budget
Set out the cash you have available, your comfortable monthly commitment and a reserve for moving and unexpected costs. Keep the property price separate from transaction charges, finance costs, service charges and furnishing. If you need a mortgage, ask a licensed lender what it can offer before agreeing to a purchase timetable.
Build a shortlist around your life
Write down the factors you cannot compromise on: commute, bedrooms, accessibility, parking, schools, work space or pet arrangements. Compare homes at similar prices and sizes. Visit the community at the times you would normally travel, and distinguish facilities already open from amenities planned for the future.
Inspect the property and its records
Ask for the exact unit details, a floor plan, the current occupancy position and any known maintenance issues. Check the ownership and the authority of the person offering the property. Ask about service charges, outstanding amounts, parking allocation and any alterations. Use qualified advisers where a legal, technical or finance issue needs specialist review.
Agree the terms in writing
Discuss the price, deposit, inclusions, financing conditions, completion timetable and what happens if a condition is not met. Have the contract explained before signing. Keep receipts and confirm payment instructions through a trusted contact rather than relying on an unexpected message.
Coordinate the transfer
Dubai Land Department provides property sale registration through authorised channels. Its current service information identifies identity verification and a developer e-NOC for freehold areas among the requirements. The precise route and costs depend on the transaction; check the official service requirements before committing to a transfer date.
Prepare to move in
